Groundworks & RC Frame

Project Overview

In collaboration with our main contracting arm, Deep Living London, Deep GRC London Ltd successfully delivered a comprehensive groundworks package for the new Attic Self Storage facility in Enfield, London. This project highlights our ability to manage complex infrastructure works while maintaining quality, safety, and programme control.

Scope of Works

The groundworks contract, valued at approximately £1.7 million, included several key elements essential to the successful delivery of the facility.

Groundworks

Initially, the team carried out extensive excavation and site preparation works. This included removing unsuitable soils and levelling the site to form a stable foundation. Following this, we graded the ground to the required levels and prepared the sub-base for the ground floor slab and external areas.

Drainage

In parallel, we installed a comprehensive drainage system to manage surface water and reduce flood risk. This work involved laying drainage pipes, installing manholes, and connecting the system to the local sewer network. As a result, the site now benefits from effective long-term water management.

External Works

Subsequently, we completed the external works package. This phase included hard landscaping, car park construction, and the formation of pedestrian pathways. Together, these elements provide safe, efficient access for customers and staff while enhancing the overall appearance of the site.

S278 Highway Works

In addition, the project required the delivery of S278 highway works along Great Cambridge Road. These works involved alterations to the existing highway to improve site access and maintain traffic flow. Due to the Red Route location, the team implemented strict traffic management measures and coordinated closely with local authorities.

To minimise disruption, we completed the S278 works over two separate visits. This approach ensured continuous site access for other trades while reducing impact on road users and nearby businesses.

Power-Floated Ground Floor Slab

Finally, we installed a high-performance power-floated ground floor slab. Using specialist equipment, the team achieved a smooth, level, and durable concrete finish. Consequently, the floor now meets the operational demands of the storage facility.

Programme and Challenges

Phase 1 of the project progressed within a strict 17-week programme. Throughout, careful planning and sequencing ensured that each stage completed on time.

Notably, the S278 works presented the greatest challenge. The Red Route location required precise coordination and strict compliance with road usage regulations. However, by phasing the works, the team maintained access for all trades and limited disruption to the surrounding area.

Project Outcome

Overall, this project demonstrates Deep GRC London’s ability to deliver complex groundworks and infrastructure packages. Our experience in managing logistical challenges, meeting regulatory requirements, and coordinating multiple trades ensured successful delivery. As a result, the Attic Self Storage facility in Enfield is now ready for the next phase of construction.
