Groundworks & RC Frame

In collaboration with our main contracting arm Deep Living London, Deep GRC London Ltd successfully completed a comprehensive range of groundworks for the new Attic Self Storage facility located in Enfield, London.

Scope of Works

The groundworks contract, valued at approximately £1.7 million , encompassed several key elements, each crucial for the successful completion of the facility:

Groundworks:

The groundworks involved extensive excavation, site preparation, and leveling of the site to ensure a stable foundation for the new storage facility. This included the removal of unsuitable soils, grading the ground to proper levels, and preparing the sub-base for the slab and external areas.

Drainage:

A comprehensive drainage system was installed to manage surface water and prevent flooding, ensuring the long-term sustainability of the site. This involved the laying of drainage pipes, manholes, and connecting the system to the local sewer network, allowing for effective water management both within and around the building.

External Works:

The external works included hard landscaping, car park construction, and the creation of pedestrian pathways around the building. This provided safe and efficient access for both customers and staff, along with aesthetically pleasing surroundings.

S278 Works:

The S278 works required significant planning and coordination with local authorities. These works involved alterations to the existing highway (Great Cambridge Road) to provide improved access to the site and ensure traffic flow was maintained. Due to the location of the project on a Red Route, strict regulations and traffic management plans were in place to minimize disruption. To ensure site access was not interrupted for other trades, these works were completed in two separate visits, carefully staged to minimize any impact on road users and surrounding businesses.

Power-Floated Ground Floor Slab:

One of the key elements of the project was the installation of the power-floated ground floor slab. This process involves using a power float machine to smooth and finish the surface of the concrete, creating a durable and level floor ready for further construction. The high precision of the power-floating technique ensures the slab’s quality, allowing for seamless operations within the facility once construction is complete.

Project Timeline and Challenges

Phase 1 of the project was delivered within a strict 17-week programme, with each phase carefully planned to ensure that all works were completed on schedule.

The S278 works were particularly challenging due to the site’s location on Great Cambridge Road, a Red Route, which required careful coordination with local authorities and the management of traffic to ensure compliance with road usage regulations. By splitting the works into two separate visits, Deep GRC was able to maintain site access for all trades while minimizing disruption to the surrounding area.
